This inspection is a Structural overview performed by New Mexico Licensed Contractors. The structural inspection evaluates the following: LOTS & GROUNDS-Walks, Driveway, Stoops/Steps, Patio, Deck/Balcony, Porch, Retaining Walls, Grading, and Exterior Surface Drains. ROOF-Type, Age, Condition, Flashings, Skylights, Chimney, Gutters, Downspouts. EXTERIOR SURFACE-Stucco, Wood, Brick, Asbestos, Plastic, Vinyl, Trim, Fascias, Soffitts. GARAGE-Attached, Detached, Overhead door operation and condition, Automatic door opener, Structural condition (slab, roof, walls etc) STRUCTURE-Foundation, Beams, Bearing Walls, Ceilings, Joists/Trusses, Piers/Posts, Floor/Slab, Shower and bath tub tile/grout, Hand Rails. ATTIC-Roof Framing, Sheathing, Ventilation, Attic Fans, Water penetration? BASEMENT-Sump pumps, Flooring, Walls, Posts, Piers, Floor Joists. CRAWLSPACE-Access, Water damage, Piers/Posts, Footings, Dry Rot, Active Leaks etc. WINDOWS-Inspect all accessible windows for operation, broken glass, broken seals, damaged sills and frames. DOORS-Inspect all accessible doors for open/close operation, lock mechanisms, gaps, weather-stripping and overall condition. NOTE: Structural Inspection combined with mechanical inspection is considered a "FULL HOME" inspection.

CPI administers a passive radon screening. A 48-hour test is conducted to evaluate any existing radon levels within the home. Canister testing devices are placed in the home and retrieved within 48 hours of placement. The canisters are then sent to our testing lab and the results are faxed the following day. A contractors certification is an opinion, rendered by a licensed contractor, that a item or system has at least a 2 year life expectancy from the time of inspection.
